Weeks 3 & 4

Week 3

 

The next step in our process to white boxing the project site, we decided to take a closer look at our site beginning with getting accurate measurements of the space. Since there were no prior drawing documentation of the building we split into surveying groups of 2-3 to create elevations, sections, site plans, and interior floor plans. In addition, we started to look into the Cincinnati zoning codes and building codes in order to get an idea of what direction we should take according to what could possibly occupy the space. Later in the week we met with the building owner representative Thea Munchil to discuss what she was thinking could happen in the space and her expectations and informed her that the space could be used for assembly, business, or mercantile uses.

Week 4

 

This week we dug a little deeper into the structural details of the space. From our meeting with our structural engineer consultant Kip Ping, we dug a little deeper into the present conditions of the joists and shoring located in the basement and some of the solutions that could work for the new floor system. We also made connection to the bowing and leaning of the building was caused by the poor condition of the joists (the joist and shoring systems were rotting, termite damage was present, and the connection to the shoring was failing). Because of these things found in the basement and our discussion with Kip Ping, we decided that the most efficient way to stabilize the floor would be to add concrete footers and metal columns to support LVL's or 2"x12"s that would support the joists 4 feet off the north and south walls. From here we drafted up our first solution of what this new system would look like, sent them to Kip Ping for review, and started to price concrete for the footers. Meanwhile, we started researching how to bring the building up to code in terms of adding bathrooms and fixtures in the space.
